The value of the approvals increased by 13.4%\nm\/m to N$145.6 million, compared to the N$128.4 million recorded in June. 2021\nhas now seen 1,338 approvals, valued at N$1.09 billion, 19.4% higher in number\nterms and 12.5% higher in value terms than during the same period last year.\nThe increase is from a low base due to the strict lockdown measures early last\nyear. On a twelve-month cumulative basis, building plan approvals rose by 24.5%\ny\/y to 2,499, while the value of approvals rose 0.7% y\/y to N$1.97 billion. A\ntotal of 36 completions to the value of N$24.4 million were recorded in July.\nYear-to-date, 838 building plans, valued at N$449.5 million have been\ncompleted, a 23.3% decline in number terms, and a 50.1% contraction in value\nterms, compared to the same period a year-ago. <\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1009\" height=\"461\" src=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/image-101.png\" alt=\"\" class=\"wp-image-29006\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/image-101.png 1009w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-101-300x137.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-101-768x351.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-101-250x114.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-101-150x69.png 150w\" sizes=\"auto, (max-width: 1009px) 100vw, 1009px\" \/><\/figure>\n\n\n\n<p>Additions to properties made up most\napprovals. In July, 137 additions valued at N$64.9 million were approved,\nbreaking a two-month streak of consecutive declines in both number and value\nterms. Year-to-date, 818 additions have been approved with a value of N$408.9\nmillion, a 4.9% decrease in number, but a 4.9% y\/y increase in value terms. Only\n6 additions to properties were completed in July at a value of N$3.27 million,\na 80.4% m\/m decrease in value. <\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1004\" height=\"427\" src=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/image-103.png\" alt=\"\" class=\"wp-image-29008\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/image-103.png 1004w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-103-300x128.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-103-768x327.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-103-250x106.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-103-150x64.png 150w\" sizes=\"auto, (max-width: 1004px) 100vw, 1004px\" \/><\/figure>\n\n\n\n<p>New residential\nunits were the second largest contributor to the number of building plans\napproved with 73 approvals registered in July, 22 more than in June. In value\nterms, N$80.4 million worth of residential units were approved in July, a 4.0%\nm\/m and 11.2% y\/y increase. So far in 2021 500 units worth N$610.8 million have\nbeen approved. This translates to a year-to-date increase in value of 93.6% .\nOn a 12-month cumulative basis the number of residential units approved\nincreased by 146.6% y\/y and by 86.3% y\/y in value terms. 30 new residential\nunits worth N$21.1 million were completed in July. <\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1006\" height=\"449\" src=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/image-105.png\" alt=\"\" class=\"wp-image-29010\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/image-105.png 1006w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-105-300x134.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-105-768x343.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-105-250x112.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-105-150x67.png 150w\" sizes=\"auto, (max-width: 1006px) 100vw, 1006px\" \/><\/figure>\n\n\n\n<p>Only one\ncommercial unit, valued at N$280,000 was approved in July. This brings the\ntotal number of commercial buildings approved in 2021 to 20, at a value of\nN$67.4 million. While 30 commercial buildings, valued at a N$137.6 million,\nhave been approved in the last 12 months, no commercial units were completed\nfor the fourth month running. Year-to-date, commercial and industrial\ncompletions account for only 1.3% of the total value of completions, well below\nthe pre-pandemic 2019 average contribution. &nbsp;&nbsp;<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"984\" height=\"452\" src=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/image-107.png\" alt=\"\" class=\"wp-image-29012\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/image-107.png 984w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-107-300x138.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-107-768x353.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-107-250x115.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-107-150x69.png 150w\" sizes=\"auto, (max-width: 984px) 100vw, 984px\" \/><\/figure>\n\n\n\n<p>On a 12-month\ncumulative basis, the number of building plans approved increased by 24.5% y\/y.\nThis increase is however from a low base. 2,499 building plans to the value of\nN$1.97 billion were approved in the last 12 months, representing a 0.7% y\/y increase\nin value. Additions to properties made up 63.9% of the cumulative number of\napprovals, but only 36.3% of the total value of approvals. Commercial and\nindustrial building plan approvals are on course to be even lower in 2021 than\nin 2020 with only 20 approvals worth N$67.4 million thus far, compared to 31\napprovals worth N$261.0 million at the same point last year. As building plan approvals\nis a forward-looking measure of expected construction activity this does not\nbode well for economic activity in the capital in general.
