In monetary terms, the approvals were valued at N$234.1 million, a 48.1% m\/m increase. 199 buildings with a value of N$93.12 million were completed during April, a 1.2% m\/m decrease in value terms. Year-to-date building approvals are 65.9% and 15.0% higher in number and value terms, respectively than during the same period in 2020. This increase is however mostly due to stagnant construction activity during the lockdown last year. Year-to-date, the number of completed buildings increased by 44.7% y\/y to 495, while the value of these completions rose marginally by 8.3% y\/y from N$276.3 million in 2020 to N$299.4 million in 2021. On a twelve-month cumulative basis, 2,608 buildings with the value of N$1.94 billion were approved, an increase of 39.8% y\/y in number, and 7.2% y\/y in value. <\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1302\" height=\"667\" src=\"https:\/\/i2.wp.com\/ijg.net\/wp-content\/uploads\/image-41.png?fit=740%2C379&amp;ssl=1\" alt=\"\" class=\"wp-image-28116\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/image-41.png 1302w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-41-300x154.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-41-768x393.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-41-1024x525.png 1024w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-41-250x128.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-41-150x77.png 150w\" sizes=\"auto, (max-width: 1302px) 100vw, 1302px\" \/><\/figure>\n\n\n\n<p>In terms of the number of approvals,\nadditions to properties once again made up the majority of approvals. In April,\n166 additions to properties were approved with a value of N$93.0 million while\n168 additions worth N$60.0 million were completed during the month. The number\nof approvals has been ticking up steadily since January. These approvals are\nhowever of lower relative value.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1242\" height=\"590\" src=\"https:\/\/i2.wp.com\/ijg.net\/wp-content\/uploads\/image-42.png?fit=740%2C351&amp;ssl=1\" alt=\"\" class=\"wp-image-28117\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/image-42.png 1242w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-42-300x143.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-42-768x365.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-42-1024x486.png 1024w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-42-250x119.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-42-150x71.png 150w\" sizes=\"auto, (max-width: 1242px) 100vw, 1242px\" \/><\/figure>\n\n\n\n<p>New residential\nunits were the second largest contributor to the total number of building plans\napproved in April, and the largest contributor in value terms. 80 new units\nworth N$129.5 million were rubber-stamped in April, representing a 49.1% m\/m increase\nfrom the N$86.9 million worth of approvals in March. On a 12-month cumulative\nbasis, residential units recorded a 108.3% y\/y increase in value. 31 new\nresidential units worth N$33.1 million were completed during the month,\nrepresenting a decrease in value of 36.2% m\/m.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1285\" height=\"599\" src=\"https:\/\/i0.wp.com\/ijg.net\/wp-content\/uploads\/image-43.png?fit=740%2C345&amp;ssl=1\" alt=\"\" class=\"wp-image-28118\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/image-43.png 1285w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-43-300x140.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-43-768x358.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-43-1024x477.png 1024w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-43-250x117.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-43-150x70.png 150w\" sizes=\"auto, (max-width: 1285px) 100vw, 1285px\" \/><\/figure>\n\n\n\n<p>Four new commercial units, valued at\nN$11.6 million, were approved in April, translating to a 65.8% m\/m increase. Year-to-date,\nthere have been twelve commercial building approvals valued at N$26.1 million,\nwhich is 50.0% lower in number terms and an 89.4% decrease in value terms\ncompared to the same period last year. On a rolling 12-month perspective, the\nnumber of commercial and industrial approvals have slowed to 29 units worth N$110.3\nmillion as at April, compared to the 57 approved units worth N$654.2 million\nover the corresponding period a year ago. No commercial and industrial units\nwere completed in April.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1259\" height=\"623\" src=\"https:\/\/i2.wp.com\/ijg.net\/wp-content\/uploads\/image-44.png?fit=740%2C366&amp;ssl=1\" alt=\"\" class=\"wp-image-28119\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/image-44.png 1259w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-44-300x148.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-44-768x380.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-44-1024x507.png 1024w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-44-250x124.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/image-44-150x74.png 150w\" sizes=\"auto, (max-width: 1259px) 100vw, 1259px\" \/><\/figure>\n\n\n\n<p class=\"has-text-color has-very-dark-gray-color\"><a>The 12-month cumulative number of building plans approved increased\nby 39.8% y\/y in April. A total of 2,608 building plans to the value of N$1.94\nbillion were approved over the last 12 months, representing an increase in\nvalue of 7.2% y\/y. Additions to properties have made up 65.0% of the cumulative\nnumber of approvals, but only 40.2% of the total value of approvals. Completed\nbuilding plans increased 16.3% y\/y in value terms to N$1.56 billion on a\n12-month cumulative basis in April. Although residential building plan\napprovals have gained momentum, the commercial sector remains woeful,\ncontributing a mere 2.0% of the N$299.4 million total building completions so\nfar in 2021. Furthermore, with only 4.1% of building approvals attributable to\nthe commercial sector, this trend seems unlikely to change in the near term.
