In monetary\nterms, the approvals were valued at N$84.0 million, an 11.5% m\/m increase, &nbsp;while buildings with a value of N$57.6 million\nwere completed during January, a 79.9% m\/m increase. 2021 is off to a slower\nstart in terms of value of approvals, compared to January 2020 when 121\nbuilding plans worth N$189.4 million got the nod. On a twelve-month cumulative\nbasis, 2,283 building plans worth approximately N$1.75 billion were approved,\nan increase in number of 14.7% y\/y, but a decline of 8.5% y\/y in value terms\nover the prior 12-month period. <\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1226\" height=\"622\" src=\"https:\/\/i2.wp.com\/ijg.net\/wp-content\/uploads\/2-153.png?fit=740%2C376&amp;ssl=1\" alt=\"\" class=\"wp-image-27026\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/2-153.png 1226w, https:\/\/ijg.net\/research\/wp-content\/uploads\/2-153-300x152.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/2-153-768x390.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/2-153-1024x520.png 1024w, https:\/\/ijg.net\/research\/wp-content\/uploads\/2-153-250x127.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/2-153-150x76.png 150w\" sizes=\"auto, (max-width: 1226px) 100vw, 1226px\" \/><\/figure>\n\n\n\n<p style=\"text-align:justify\">In terms of number of approvals,\nadditions to properties made up the largest portion of approvals. For the month\nof January, 71 additions to properties were approved with a value of N$25.7\nmillion, 7 more than the number of additions approved in January 2020. The\nvalue of the additions approved in January is however 55.6% lower than those\nobserved in the first month of 2020. 4 additions worth N$890,000 were completed\nduring the month.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1184\" height=\"542\" src=\"https:\/\/i1.wp.com\/ijg.net\/wp-content\/uploads\/3-154.png?fit=740%2C339&amp;ssl=1\" alt=\"\" class=\"wp-image-27027\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/3-154.png 1184w, https:\/\/ijg.net\/research\/wp-content\/uploads\/3-154-300x137.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/3-154-768x352.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/3-154-1024x469.png 1024w, https:\/\/ijg.net\/research\/wp-content\/uploads\/3-154-250x114.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/3-154-150x69.png 150w\" sizes=\"auto, (max-width: 1184px) 100vw, 1184px\" \/><\/figure>\n\n\n\n<p style=\"text-align:justify\">New residential\nunits were the second largest contributor to the total number of building plans\napproved in January. 50 new units worth N$51.3 million were approved in\nJanuary, representing a 102.9% increase from the N$51.3 million worth of\napprovals in the first month of 2020. On a 12-month cumulative basis, residential\nunits recorded a 74.6% y\/y increase in value. 30 new residential units worth\nN$57.6 million were completed during the month.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1205\" height=\"572\" src=\"https:\/\/i2.wp.com\/ijg.net\/wp-content\/uploads\/4-149.png?fit=740%2C351&amp;ssl=1\" alt=\"\" class=\"wp-image-27028\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/4-149.png 1205w, https:\/\/ijg.net\/research\/wp-content\/uploads\/4-149-300x142.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/4-149-768x365.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/4-149-1024x486.png 1024w, https:\/\/ijg.net\/research\/wp-content\/uploads\/4-149-250x119.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/4-149-150x71.png 150w\" sizes=\"auto, (max-width: 1205px) 100vw, 1205px\" \/><\/figure>\n\n\n\n<p style=\"text-align:justify\">Only 1 new commercial unit, valued at\nN$7.0 million, was approved in January. This compares to 6 units valued at\nN$136.0 million approved in January 2020. On average over the last 20 years, 4\ncommercial units valued at N$26.5 million were approved in the first month of\nthe year. On a rolling 12-month perspective, the number of commercial and\nindustrial approvals have slowed to 36 units worth N$202.2 million as at January,\ncompared to the 51 approved units worth N$641.6 million over the corresponding\nperiod a year ago. No commercial and industrial units were completed in January.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1175\" height=\"568\" src=\"https:\/\/i2.wp.com\/ijg.net\/wp-content\/uploads\/5-131.png?fit=740%2C358&amp;ssl=1\" alt=\"\" class=\"wp-image-27029\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/5-131.png 1175w, https:\/\/ijg.net\/research\/wp-content\/uploads\/5-131-300x145.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/5-131-768x371.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/5-131-1024x495.png 1024w, https:\/\/ijg.net\/research\/wp-content\/uploads\/5-131-250x121.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/5-131-150x73.png 150w\" sizes=\"auto, (max-width: 1175px) 100vw, 1175px\" \/><\/figure>\n\n\n\n<p style=\"text-align:justify\">The 12-month\ncumulative number of building plans approved increased by 14.7% y\/y in January.\nA total of 2,283 building plans to the value of N$1.75 billion were approved\nover the last 12 months which represents a decline in value terms of 8.5% y\/y. Additions\nto properties have made up 68.9% of the cumulative number of approvals, but\nonly 39.4% of the total value of approvals, indicating that the planned\nconstruction activity will mostly consist of smaller building projects. The low\nsingle digit number of commercial approvals witnessed over the last 11 months\nindicates that most businesses are not planning on expanding their existing\noperations.
