In value terms, approvals increased by N$78.9 million to N$173.7 million,\nan 83.2% m\/m increase from May. A total of 289 completions to the value of\nN$192.1 million were recorded in June. Year-to-date 876 plans have been\napproved, 89 fewer than the 965 plans approved over the same period last year.\nThe year-to-date value of approved building plans currently stands at N$825.2\nmillion, which is 6.8% lower than during the first half of 2019. On a\ntwelve-month cumulative basis, 1,943 building plans were approved worth\napproximately N$1.93 billion, equal in value terms compared to the same period\nin 2019.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1117\" height=\"523\" src=\"https:\/\/i0.wp.com\/ijg.net\/wp-content\/uploads\/2-136.png?fit=740%2C346&amp;ssl=1\" alt=\"\" class=\"wp-image-25076\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/2-136.png 1117w, https:\/\/ijg.net\/research\/wp-content\/uploads\/2-136-300x140.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/2-136-768x360.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/2-136-1024x479.png 1024w, https:\/\/ijg.net\/research\/wp-content\/uploads\/2-136-250x117.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/2-136-150x70.png 150w\" sizes=\"auto, (max-width: 1117px) 100vw, 1117px\" \/><\/figure>\n\n\n\n<p style=\"text-align:justify\">The majority of the number of building\nplan approvals were made up of additions to properties. For the month of June,\n190 additions to properties were approved with a value of N$96.2 million. Year-to-date\n689 additions to properties have been approved with a total value of N$329.8\nmillion, falling by 9.3% y\/y in terms of number of approvals and 9.0% y\/y in\nterms of value of additions. 203 additions to properties worth N$95.7 million\nwere completed during the month.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1101\" height=\"511\" src=\"https:\/\/i0.wp.com\/ijg.net\/wp-content\/uploads\/3-138.png?fit=740%2C343&amp;ssl=1\" alt=\"\" class=\"wp-image-25077\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/3-138.png 1101w, https:\/\/ijg.net\/research\/wp-content\/uploads\/3-138-300x139.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/3-138-768x356.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/3-138-1024x475.png 1024w, https:\/\/ijg.net\/research\/wp-content\/uploads\/3-138-250x116.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/3-138-150x70.png 150w\" sizes=\"auto, (max-width: 1101px) 100vw, 1101px\" \/><\/figure>\n\n\n\n<p style=\"text-align:justify\">New residential\nunits were the second largest contributor to the number of building plans\napproved with 76 approvals\nregistered in June, 48 more than in May. In value terms, N$72.3 million worth\nof residential units were approved in June, an increase of 112% m\/m and 321.5%\ny\/y. In the first half of 2020, 159 new residential units were approved worth N$243.3\nmillion, representing a 14.1% y\/y decrease in number and 28.1% y\/y decrease in\nvalue. On a 12-month cumulative basis the number of additions approved has\ndecreased by 31.3% y\/y as well as by 15.4% y\/y in value terms. 84 new\nresidential units worth N$93.9 million were completed during the month.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1103\" height=\"528\" src=\"https:\/\/i0.wp.com\/ijg.net\/wp-content\/uploads\/4-134.png?fit=740%2C354&amp;ssl=1\" alt=\"\" class=\"wp-image-25078\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/4-134.png 1103w, https:\/\/ijg.net\/research\/wp-content\/uploads\/4-134-300x144.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/4-134-768x368.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/4-134-1024x490.png 1024w, https:\/\/ijg.net\/research\/wp-content\/uploads\/4-134-250x120.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/4-134-150x72.png 150w\" sizes=\"auto, (max-width: 1103px) 100vw, 1103px\" \/><\/figure>\n\n\n\n<p style=\"text-align:justify\">4 new commercial units valued at N$5.3\nmillion were approved in June, bringing the year-to-date number of commercial\nand industrial approvals to 28, worth a total of N$252.2 million. This is 40.0%\nup in number terms from June last year and 36.4% y\/y in value terms. On a\nrolling 12-month basis, the number of commercial and industrial approvals have\nrisen to 55 units worth N$643.0 million, compared to 44 units worth N$522.3\nmillion during the corresponding period a year ago. 2 commercial and industrial\nunits worth N$2.5 million were completed during June.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"944\" height=\"466\" src=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/5-115.png\" alt=\"\" class=\"wp-image-25079\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/5-115.png 944w, https:\/\/ijg.net\/research\/wp-content\/uploads\/5-115-300x148.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/5-115-768x379.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/5-115-250x123.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/5-115-150x74.png 150w\" sizes=\"auto, (max-width: 944px) 100vw, 944px\" \/><\/figure>\n\n\n\n<p style=\"text-align:justify\">The number of\nboth building plan approvals and completions came in slightly above our\nexpectations during the month and this is somewhat encouraging. This does\nhowever not indicate that there will be a significant increase in construction\nactivity in the coming months. City of Windhoek\u2019s data shows that the average\nwaiting period from submission to approval was 118 days, meaning that most of\nthe submissions were done before the lockdown period.
