In monetary\nterms, the approvals were valued at N$189.4 million, an increase of N$23.0\nmillion compared to last month. Buildings with a value of N$16.4 million were\ncompleted during January. January 2020 is off to a slower start in terms of both\nnumber and value of approvals, compared to January 2019 when 162 building plans\nworth N$272.7 million got the nod. On a twelve-month cumulative basis, 1,991\nbuilding plans worth approximately N$1.90 billion were approved, a decline in\nnumber of 6.4% y\/y, but an increase of 3.6% in value terms over the prior\n12-month period.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"987\" height=\"467\" src=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/2-125.png\" alt=\"\" class=\"wp-image-23548\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/2-125.png 987w, https:\/\/ijg.net\/research\/wp-content\/uploads\/2-125-300x142.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/2-125-768x363.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/2-125-250x118.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/2-125-150x71.png 150w\" sizes=\"auto, (max-width: 987px) 100vw, 987px\" \/><\/figure>\n\n\n\n<p style=\"text-align:justify\">In terms of number of approvals,\nadditions to properties made up the largest portion of approvals. For the month\nof January, 98 additions to properties were approved with a value of N$35.7\nmillion, 33 fewer than the number of additions approved in January 2019. The\nvalue of the additions approved in January is however only N$864,000 less than\nthose observed in the first month of 2019. 14 additions worth N$3.6 million\nwere completed during the month. <\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1012\" height=\"482\" src=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/3-127.png\" alt=\"\" class=\"wp-image-23549\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/3-127.png 1012w, https:\/\/ijg.net\/research\/wp-content\/uploads\/3-127-300x143.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/3-127-768x366.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/3-127-250x119.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/3-127-150x71.png 150w\" sizes=\"auto, (max-width: 1012px) 100vw, 1012px\" \/><\/figure>\n\n\n\n<p style=\"text-align:justify\">New residential\nunits were the second largest contributor to the total number of building plans\napproved in January. 17 new units worth N$17.8 million were approved in\nJanuary, representing an 89.4% decrease from the N$167.9 million worth of\napprovals in the first month of 2019. On a 12-month cumulative basis,\nresidential units recorded a 30.3% y\/y decrease in number of approvals and a 27.3%\ny\/y decrease in value. 19 new\nresidential units worth N$12.8 million were completed during the month. <\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"1001\" height=\"491\" src=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/4-124.png\" alt=\"\" class=\"wp-image-23550\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/4-124.png 1001w, https:\/\/ijg.net\/research\/wp-content\/uploads\/4-124-300x147.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/4-124-768x377.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/4-124-250x123.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/4-124-150x74.png 150w\" sizes=\"auto, (max-width: 1001px) 100vw, 1001px\" \/><\/figure>\n\n\n\n<p style=\"text-align:justify\">Commercial and industrial building\nplans approved in January amounted to 6 units, worth N$136.0 million. This\ncompares to 2 units valued at N$70.0 million approved in January 2019. On\naverage over the last 20 years, 4 commercial units valued at N$26.2 million\nwere approved in the first month of the year. It is interesting to note that\nthree of January 2020\u2019s approvals, worth N$85.3 million, are part of a large\nbuilding project planned in the Otjomuise vicinity. No commercial and\nindustrial units were completed in January.<\/p>\n\n\n\n<figure class=\"wp-block-image\"><img loading=\"lazy\" decoding=\"async\" width=\"993\" height=\"481\" src=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/5-104.png\" alt=\"\" class=\"wp-image-23551\" srcset=\"https:\/\/ijg.net\/research\/wp-content\/uploads\/5-104.png 993w, https:\/\/ijg.net\/research\/wp-content\/uploads\/5-104-300x145.png 300w, https:\/\/ijg.net\/research\/wp-content\/uploads\/5-104-768x372.png 768w, https:\/\/ijg.net\/research\/wp-content\/uploads\/5-104-250x121.png 250w, https:\/\/ijg.net\/research\/wp-content\/uploads\/5-104-150x73.png 150w\" sizes=\"auto, (max-width: 993px) 100vw, 993px\" \/><\/figure>\n\n\n\n<p style=\"text-align:justify\">The 12-month\ncumulative number of building plans approved decreased by 6.4% y\/y in January.\nA total of 1,991 building plans to the value of N$1.91 billion were approved\nover the last 12 months which represents an increase in value terms of 3.6%\ny\/y. The majority of these approvals are additions to properties which are\ntypically of low relative value. While growth in commercial and industrial\nconstruction activity has picked up slightly, it is from a low base, and construction\nactivity in the commercial and industrial space remains very subdued.
